SAVE BELLE VUE CAMPAIGNERS MEET MP AND URGE FINAL PETITION PUSH

This Friday afternoon, campaigners fighting to keep Manchesters Belle Vue stadium open, will be meeting Labour MP Afzal Khan, who represents the local Gorton constituency.
The meeting is to discuss with Mr Khan the impact of the application for 247 homes, submitted by developers Countryside Properties just before Christmas, and the future of the historic site on Kirkmanshulme Lane moving forward.

The planned agenda will include the raising of substantial errors made by the developers, such as referring to the site in their submission as a former greyhound stadium, and giving the council the impression that it was closing down.

Campaigners will also be addressing head on the issues raised by the application including the local need for housing, and claims by a group of protesters of animal mistreatment at the stadium.

We will be highlighting to both Mr Khan, and the ninety six Councillors within Greater Manchester, the recent Select Committee hearing in Parliament hosted by Neil Parish MP that was extremely positive, said campaigner Michael Burnage.

It is only natural for parallels to be drawn with Wimbledon Stadium and the campaign to keep that open, but I would stress to everyone that the situation we find ourselves in with Belle Vue is extremely different.

In the capital, we were always in difficulty once the developers used the criteria set and endorsed by Merton Council, to win favour for their proposals using the large fan base of the local football club.

With the Belle Vue scenario, we have a very different set of circumstances, in particular we are very much in at the ground floor so to speak of the whole project.

To begin with, the developers submitting their application just before Christmas, did catch us all on the hop. Once we realised the seriousness of the situation, we rapidly gathered together a group of experienced, knowledgeable and enthusiastic people, all whose aim is to keep the stadium open.

Unlike with Wimbledon, here the future of the historic stadium is at least going to be influenced by us all. At this stage, we need to show the Council members by 24th February, that there is a strong community fighting for the stadium.

The way to do that is by race fans, family members and friends, all adding their names to our petition. The more signatures we have, the stronger our case to Save Belle Vue Stadium.

TO SAVE BELLE VUE

Weve worked out that there is not a great deal of profit for the developers in this and we are going to make it as expensive for them as possible, and delay it for as long as possible. This is a strong and professional campaign to save the stadium.

Bookmaker Simon Walmsley is doing a superb job coordinating the Save Belle Vue campaign which is now expected to continue on through the summer months writes Floyd Amphlett.

The current situation is that application was made by Countryside Properties in December for 249 residences on the Belle Vue site. A application was originally due to be heard by the Manchester City planners in March, which was then delayed by a month, but has still not heard.

With the local elections due, it seems unlikely to be considered on the next possible date, May 30th, which would put the decision back a further month to June 27th . . . or even later.

Walmsley said: The situation is, we have a strong campaign working alongside Steve Rees at Startrax Oval Racing; the stock car people have been fantastic. We have a petition organised by owner Alan Kershaw of over 1,500 signatures plus nearly 11,000 from the stock car people and hundreds of individual written objections; the council staff certainly know that we are serious.

We realise that petitions only carry so much weight and we have backed it up with a series of questions for the planners who have then gone back to the developers for clarification.

For example, we want to know what provisions have been made for a traffic impact survey and other effects on the local community. I must say, the planning officers are being very diligent in addressing our concerns. We have other objections and matters for them to consider, including some major ones that we havent yet lodged.

There have been some frustrations in not being able to talk directly to the councillors to give our point of view. There are two reasons for this. Firstly, those councillors on the planning committee must remain impartial and cannot comment. Secondly, the local elections restrict access to the councillors, by law, for six weeks prior to them taking place.

We have looked at the costings and value of the building, which includes 80 flats. Although house prices in Manchester have risen dramatically, Gorton is still a cheaper area.

While we assume that Crown (stadium owners) can expect to make a substantial profit on the 2.5m that they bought the place for, there may not be a huge margin for the developers to make it worth their while.

All I would ask everyone is this If you have signed but know of one other person who hasnt, we could double the number of signatures overnight.

We have just heard that the Planning Committee has not scheduled a hearing of the Countrywide/Crown oil planning submission at their May meeting.
The earliest possible "opportunity date" will now be the Planning Committee meeting currently scheduled for June 27th, 2019.

FOBVS - CAV - UPDATE BULLETIN

I have received confirmation from Simon that the proposed planning submission from CE/Crown Oil will NOT be heard during June.

The next potential hearing date is July 25th.

There is a little more information concerning our work behind the scenes.
